2. Ground rent status and collectability

• Registration status: In Maryland, ground rents must be registered with the State Department of Assessments and Taxation (SDAT) to be legally collectible. The disclaimer should state that the applicant is responsible for verifying the registration status.
• Redeemability: Not all ground rents are redeemable, and the process can be complex. The application and disclaimer must explain that the redeemability of a specific ground rent depends on its legal status, which can be determined by the date it was created.
